Adding Value To Landlord Portfolios
Primmer Olds B.A.S. have continued their collaborative team working relationship and delivery over the last few months for several Landlord clients. An example of this is our involvement with Totton Shopping Centre where our Agency and Professional Services teams have been instructed by the current Landlord in regard to initial acquisition of the Precinct, marketing/letting of various shop units and asset management advice.
Whilst Primmer Olds B.A.S agency team had been extremely successful in achieving new lettings since the Landlord’s acquisition of the Precinct, it was clear that the external environment of the precinct had been neglected by the previous owners. As a result of our good relationship with the new landlord, our Building Consultancy Team were instructed and successfully led the phase 1 external refurbishment works at the Precinct. This involved initial survey and design advice, appointment and coordination of individual consultants and specialists’ contractors to complete specific enabling works, followed by our full design, specification, tendering and contract administration services. Our pre-contract value engineering advice and support to the Landlord ensured that they could achieve the lowest life cycle cost consistent with the requirement to provide an aesthetically pleasing, quality and safe environment.
The Phase 1 works included but was not limited to: new signage, replacement of brickwork planters with sustainable oak sleeper planters, new trees, repairs/replacement to brick paving, repairs to underground drainage, renewal of street furniture and overhaul of glazed canopies.
Our close liaison with the client, centre occupiers and the centre management personnel resulted in a successfully delivered project, on budget, which has been complemented by the stakeholders and regular visitors/shoppers to the precinct adding value overall.
We look forward to working with the landlord on the Phase 2 external refurbishment works.
