Following our recent disposal of an Industrial Open Storage (IOS) investment comprising 5.73 acres Primmer Olds B.A.S continue to provide a multitude of services to the new owners spanning across Property Management, Lease
Advisory and Health & Safety.


The transaction resulted in a sale of the company’s share capital to a private investor in an off-market situation following detailed discussion about succession planning and tax implications.


With the site at full occupancy, let to seven business occupiers and a significant annual income, our client selected our in-house commercial management team to undertake full financial management, including rent collection and service charge administration. With a number of leases due for review/renewal, our landlord & tenant specialists are working in partnership to add value.

In addition to the management and lease advisory, Primmer Olds B.A.S were instructed to carry out a full health & safety and environment audit. This followed on from our initial findings identified by the commercial property management team during their initial due diligence and following their appointment to manage the asset.


The purpose of the audit was to assess the general condition of the site with regards to ensuring statutory legal compliance under the Health and Safety at Work etc. Act 1974 and supporting regulations, together with best practice.


The audit also assessed both legal compliance under the Environmental Protection Act 1990 and its supporting regulations and that adequate precautions were in place.
